Background

The client was taking on a long term lease of an industrial unit. A vacant unit which was in a dilapidated condition with various works required to provide a suitable facility.

Invise were appointed initially to undertake a schedule of condition. Subsequently, the client requested that a tenant representative role was provided to monitor the works being undertaken by the landlord.

The Challenge

As the client was Spanish, there were some translation difficulties and they also had limited knowledge of construction and other related regulatory matters. The client also needed to be in occupation within a tight timescale due to contracts they had in place with their clients.

The Solution

Communication between all the parties was crucial, so early meetings were held to discuss the works. This allowed the client to be fully informed of all the proposals and a full explanation provided, along with costs and timescales for the project.

The project was delivered within an extremely tight timescale, ensuring that the client could take occupation and start manufacture for their clients. Ensuring that all contractual commitments were met.
